Starlet Cottage Shell
Historic Shed is pleased to offer our 14’x16′ Starlet Cottage as a building shell-only package for people who want a legal Tiny House on a Foundation (THOF), but don’t want to start from scratch. Historic Shed will provide a finished exterior shell and the home owner will be responsible for completing the interiors to create a livable home, either DIY or by subcontracting out. Historic Shed will provide the following:
- Engineered architectural drawings for Owner-Builder permitting as a LEGAL RESIDENCE including:
- Floor plan
- Foundation plan
- Roof plan
- Elevations
- Wall sections
- Electrical plan
- Plumbing riser diagram
- HVAC energy calcs for a Mini-Split AC system with heat
- Florida Product Approvals list
- Florida Residential Building Code compliant 14’x16′ Starlet Cottage Shell (exterior only)
- Concrete block pier foundation on concrete pads with reinforced concrete cores and embedded uplift straps
- Wood deck framed at 16″ oc with Advantech subfloor
- #2 Southern Yellow Pine wall framing at 16″ oc with double top plate, strapped
- LP Smartside lap siding (smooth finish) with cypress trim boards
- Conventional framed roof for a cathedral ceiling
- 6:12 Roof Slope
- 4′ porch roof extension with decorative truss
- Dimensional asphalt shingles (standard) over approved underlayment
- Metal roof upgrade is available
- JeldWen wood 4500 series windows with cypress exterior traditional trim
- Single light wood French door with traditional cypress trim
- Interior framing for bath and flat ceiling over bath/ kitchenette
- Framing for 2′ shelf on front gable end
- Exterior primed and painted 2 coats, up to 3 colors
- Guidance along the way with permitting, finishing, etc.
Shell Package Cost $22,986.00
Extras/ upgrades available:
- Custom Site Plan for permitting (Owner to provide a survey)
- 5-V Crimp Galvalume metal roof

- Full width front porch deck and stairs
- Hurricane fabric for areas that need to meet Wind Borne Debris requirements
Not included:
- Verification that the project meets zoning requirements (call you local Zoning Office if you have questions)
- Site Preparation/ Clearing
- Insulation
- Electrical
- Plumbing
- HVAC (although you may purchase a DIY Mini-Split unit from us to install yourself)
- Interior finishes (no drywall, no ceiling finish, no interior finish trim, no flooring, no appliances, etc.)
- No interior painting
- Front porch deck and entry stairs (unless upgrade chosen)
- Site improvements/ landscaping
Historic Shed will not submit for the Building Permit as the entire job will not be done under our supervision; therefore you will be required to pull an Owner-Builder permit, with the shell portion of the build sub-contracted to Historic Shed. We will help you along the permitting process.
